The Rochelle Independent School District (“District” or “RISD” or “Owner”) is soliciting proposals from qualified firms to provide Job Order Contracting (“JOC”) services for minor construction, repair, renovation, rehabilitation, and alteration of District facilities. The District intends to award one or more JOCs pursuant to Texas Government Code Chapter 2269, Subchapter I (Job Order Contracts), and Texas Education Code Chapter 44, Subchapter B. The purpose of this procurement is to establish competitively awarded contracts under which the District may issue individual Job Orders for projects of varying size and complexity in support of timely and cost-effective maintenance and improvements. Questions and Answers Asked of the District
Q: What responsibility will the District/Oncor have on new electrical runs?
A: The District will work with Oncor to disconnect the current service at the appropriate time and will concurrently place unused wire on the pole with the breaker in the off position. When appropriate and when the new electrical connections on the new bus barn are prepared, then Oncor will be called back out by the District to reconnect the service. All Oncor communications are to come from the district.
Q: Is there any material available to be used to fill the current space to bring it up to grade?
A: There is some material, but we predict that additional fill material will be needed.
Q: What amount of demolition is required in this space as it pertains to the current ag shop?
A: We are asking that vendors price the cost of full demolition and all associated removal services.
Q: How much concrete is needed?
A: We want there to be approximately a 20 foot portion of the bay (of the 80 feet in total length of all bays) that extends the full 50 feet of length (approximately a total of 1000 square feet) that is concreted.
Q: Should we plan to enclose a space for storage or potential office space?
A: We do have several portable units that serve to currently store items. Bids will either need to include moving those storage units to underneath the new bus barn or bids can be produced that partition off a section of the concreted section with walls that create storage spaces. This would be an unconditioned space.
